Rent is due on the 1st of each month. If rent is unpaid after our five-day grace period, late fees are incurred and residents are given notice to pay. After the expiration of the notice period, eviction procedures are executed according to Florida law.

Property inspections are executed on a quarterly basis via our Inspection Z software. A detailed report is created and submitted to owners for review. 

In the event that a resident violates the provisions of their lease, they will be issued a lease violation. In the event that the violation is not corrected in a timely manner, lease termination and/or eviction procedures will occur.

Eden Bay Management partners with various service-related vendors to complete maintenance tasks as they are submitted. We also offer 24/7 emergency maintenance service.
